No. We furnish and accessorize existing spaces — furniture, rugs, curtains, art, lighting fixtures, bedding, and accessories. We do not do construction, demolition, or structural changes.

No. We specialize in vacation rentals and second homes exclusively. Primary residences involve different constraints — existing furniture, daily-use compromises, more change requests — that don't align with how we work best.

Our home market is St. George and the Zion corridor in Southern Utah. We also serve Las Vegas and take select projects nationally.

Most projects take 8–16 weeks from design kickoff to installation, depending on scope and lead times for custom pieces.

Minimally. We present a complete design plan for your approval. Beyond a few decision points, the process is designed to be hands-off. Most clients prefer it that way.

STR design is performance-driven. Every choice — layout, furnishings, photography angles, durability — serves three goals: stop the scroll on listing sites, convert browsers to bookers, and create five-star guest experiences.

Regular interior design optimizes for the owner's taste. STR design optimizes for revenue.

We specialize in large-group properties accommodating 8+ guests. These are the properties where design has the biggest impact on revenue — more bedrooms, more common areas, more opportunity to differentiate.

We design with photography in mind. Our spaces are built to photograph well from specific angles and in specific light. We don't shoot the photos ourselves, but we design knowing that the listing photos are the first thing that matters.

Through our Intentional Home Framework — we align the design with three layers: the environment outside the windows, the architecture of the home, and the identity of the owner.

We start from scratch. Our process works best when we design a complete, cohesive space. Incorporating existing pieces creates compromises that dilute the result. If there are truly meaningful heirloom pieces, we can discuss it — but our default is a clean slate.
