Maximizing your property's performance means designing it for the entire guest journey.
This is all about stopping the scroll. Renters scan dozens of properties and decide within seconds which ones deserve a closer look, so the design has to create distinctive moments that earn the click.
Once renters click, the property has to feel like more than a place to sleep. It needs to feel like the setting for a trip worth remembering, so the experience becomes the deciding factor instead of price.
Once guests arrive, the property has to deliver on the promise that made them book. When the space feels right, functions well, and keeps friction low, guests are more likely to leave five-star reviews, return, and refer.
Design Levers
Setting up a high-performing property doesn’t just mean making it look good. It also means anticipating, understanding, and meeting the unique needs of shorter-term renters.
Feel sets the emotional tone of the stay. A beautiful space helps guests feel calm, comfortable, and transported out of everyday life, so they can be present with the people they came with. Those are the moments that make the property memorable enough to recommend.
Function is what makes the listing promise hold up once guests arrive. It means designing around how guests actually move through the stay, so the photos are backed up by an experience that makes guests rebook.
Friction is anything that pulls guests out of the experience. Anticipating those small points of resistance keeps the stay feeling smooth and helps reviews focus on comfort, details, and the kind of experience future renters want to book.

From the first conversation through the final reveal, we lead your vacation property through seven distinct stages.
Initial fit assessment
We begin with a conversation about the property, your goals, the scope, and what you need from a design partner to determine whether the project is a strong fit.
Mutual commitment
If the fit is mutual, we confirm the scope of work and formalize our agreement to move forward together.
Designer call + profiles
After the agreement, you meet with your designer to build on what we learned during discovery and provide the additional information needed to create your property’s style profile and guest profile.
Complete design direction
You receive complete design boards that bring the full direction for your property into view.
Ordering + receiving
We procure the items specified in the design and manage ordering, tracking, receiving, inspection, and the issues that inevitably arise along the way.
Placement + coordination
We manage movers, handymen, and other trades as every item is placed and styled according to design principles and installation best practices.
The finished property
You walk into the completed vacation property and experience the finished home for the first time.
As early as practical. Starting early helps avoid rushed selections, unnecessary rework, and compromises caused by long lead times or decisions that have already been finalized.
Design planning, sourcing, ordering, vendor coordination, delivery management, installation, and final styling. The exact scope is confirmed during project assessment.
No. We furnish and accessorize existing spaces with furniture, rugs, window treatments, art, lighting, bedding, and accessories. We do not provide construction, demolition, or structural remodeling.
Most projects take 8–16 weeks from design kickoff through installation, depending on the property’s scope and product lead times.
You share your goals and preferences at the beginning and provide feedback at key points. We handle the detailed sourcing, ordering, coordination, installation, and styling.
We specialize in whole-property vacation rentals designed for groups of 10 or more guests, where cohesive design and thoughtful function can materially affect the booking decision and guest experience.
We design with listing photography in mind, including the angles, focal points, and distinctive moments that need to come through in the images. We do not photograph the property ourselves.
Yes. We are based in St. George and serve the Zion corridor and Las Vegas, with select projects accepted nationwide.
Tell us about the property, your timeline, and what you want it to accomplish. We will assess whether the project is a strong fit.
